The canton Zurich published the scheme of reconstruction in May 2004. With assistance of the 144 individual measures the canton could save 1.5 billion francs. The measures with large savings potential deal with shortening or cancellations of services. However no process optimizations are made, which forms the condition for a standard system software. The scheme of reconstruction plans additional transverse measures. 490 million are saved with personnel reduction, 70 million with other measures. Among them also the project <real estate>, which however did not reach the Kick-off yet. The authors concentrated likewise on this topic. The actual conditions of the real estate management of the canton Zurich of the administrative ability are pointed out, as well as its deficits and solutions. <The building construction office> manages 120 real estate properties with a surface of approximately 240?000m2, therein is administration buildings, district buildings and mixing use contained. Their real estate management is decentralized. The competencies are unclear, to characteristic numbers to costs or surfaces are missing. This is however a condition for the desired transparency. Around these deficits to repair the canton, a professional facility needs management, which however is only convertible, if operational sequences and competencies are clearly regulated, e.g. in an internal documentation. SAP offers with SAP Real Estate a solution, which can support the real estate management. The simplest solutions would cost the canton from CHF 500?000 up to 1 million francs. The saving potential is situated however in the same range and per year. The savings effect is to be found meanwhile in the restructuring of the building construction office, means in the department of service. This amounts to approximately 10 million francs per year. By application of a professional facility management a savings effect from 10% to 20% of the property insurance value per year will occur.
